I've been house hunting for the past year. my old apt was truely a rat trap and when there was a huge kerosene spill in the basement from a kero heater that wasn't mine and the landlord refused to clean it up and my birds almost died (this was before i got liffy) me and the fluffballs (birds) moved out. we live at the beautiful olympic gardens and the place truely lives up to it's name. however you can't get out of a lease. normally i wouldn't care but i came across the house i LOVE and bonus----i can actually afford it without killing myself AND it's on the same street as one of my good girlfriends. Arrgghhhh.....but at least i'm living at the olympic gardens and not the rat trap. but still..........liffy and i really really really want a home of our own. :tantrum:
 
no...there's no subletting. if i wanted to move i'd have to pay them 3 months upfront and then cover the rent until they found someone to move into it. honestly, i'd almost be better off just paying on both places for 6 months. i'll just keep my eye on the place. if it's meant to happen then it's meant to happen. but OHHHH I'D LOVE TO HAVE THE PLACE!!!:biggrin2:
 
You may want to talk to the realtor for the property. We found a house we wanted in November but our CD's didn't come due the following February. We didn't want to take a penalty on early withdrawal. We signed the contract, paid the earnest money, got loan approvalin November with the balance (we had 30% of the asking price) paid in February. The prior owners were happy because they preferred to stay in the house until after Christmas and it gave them time to find a place out of state.

It may also be possible to purchase the house and rent it either to the former owners if they are still house hunting or to a short term renter. It's not a good market for sellers right now so they may be willing to work something out just to know they have a buyer.

You could also talk to your current landlord and see if they would consider termnating the lease if you purchase a place. If these are great apartments, they may already have a waiting list.
 
if i was renting from a person i'd try to get out of the lease but i'm in an apt complex. maybe the house will be on the market 6 months from now too. i still have half a year left on my car payments anyway so after thinking about it i should just wait....but i really LOVE the house!
 
I terminated my apartment lease early when I bought my condo. At least I left on good terms. I was there over 10 years. I did have to pay two months rent in addition to a mortgage. It was tough but worth it. I made sure the place was spotless and in good repair before I left. I got most of my security deposit back less painting and admin fees.
