I think I found my new house! I am super excited. A friend of the family is selling one of their houses and it is right in our price range and everything. It is even on the same street as my grandparents and really close to my whole family!

Since this will be Matt and I's first house, I am really excited but also super stressed out. I want it so bad!

Any tips from you guys on making the whole process go smoothly would be greatly appreciated!

I wish I had some tips to offer - I am sure others will. But I wanted to let you know I am really excited for you - and it sounds great! Fingers & paws crossed here that it will all go smoothly for you :biggrin2:

the only advice i can give is make sure its the one you want... I hope everything goes well

That is great advice though. The last thing I would want is to get into the house and then hate it and want to move a year later. . . . .

The house isn't the greatest currently but it has TONS of potential. It wasn't winterized (no one was living in it) and there was a pipe that broke so insurance is completely replacing the kitchen, bathroom and the floor. A new kitchen and bathroom are definately pluses and we are even getting to pick out the cabinets and flooring and stuff. The rest of the house hasn't been updated in years but I don't mind that at all because it will give me the opportunity to make it what I want. My father is extremely handy too and will be a tremendous asset when is comes to updating the house.

Oh yeah, my biggest concern, there is a small crack in the basement. That is going to be costly to fix isn't it?

Make sure you have it properly inspected. Cracks in the basement can be from many things but make sure that it is not the foundation starting to shift (?) as that can be serious work. Also check the plumbing to make sure no other pipes are getting ready to burst etc. And etc etc all the other stuff you check on the house :p

In the end, calculate the money you need to put into it, and compare it to a newer house with less work. Do take the distance from the family into consideration and decided if it is worth it. To me, even if it would be a few thousand over what I could get further away, I'd pay it to get the advantages of having my family close and already knowing the neighborhood. Nothing worse than buying a great house in a crappy neighborhood! Lol.

And, sounds like you really want to settle into your home and live there a good while. So can you picture yourself there many years? Is it roomy enough, etc.

Best of luck :rose:

I know the crack is just a crack and not an actual structural problem.

I really do want to settle. The house isn't very big but that's where the "tons of potential" comes into play. It has a really large lot and definately room to expand. My dad and grandfather built an entire house on our property up north and have both made additions to their houses and I know that they would be more then willing to help us add on to the house.

Basically, it is a great starter house I think because we can get into it for the right price and have money left over to make improvements.

The proximity to my family is definately a high point for me too (geez, I think I'm growing up! A few years ago I would have said I didn't want to be that close to my family!)
